4 Star Boutique Hotel in Tlaquepaque
Cute, charming, artsy, romantic and unique!

These five words say it all about this 4-star boutique
hotel listed by Ask Gringo Realtors in Commercial
Real Estate in Mexico.

This hotel is located in heart of town of Tlaquepaque,
the artsy suburb of colonial Guadalajara, world renowned Mexican artisans center considered shoppers and
decorators ultimate paradise.

At night, special lighting and abundance of candles and
torches create very special effects and unforgettable
romantic atmosphere.

The main wing of Hotel is nested in a 150 year old historical building qualifying it to be a member of Historic Haciendas
of Mexico. Because of its originality charm and uniqueness,
it was featured in many magazines and travel guides and many travel writers have written highly praised articles about it.

The Hotel occupies also the building across the street, it has
two swimming pools with heated water by solar panels, a small restaurant that seats 30 people and another, bigger restaurant for about 60-80 persons is under construction. All plans have been approved by the city authorities.

A small meeting/conference room that can accommodate about 20 persons can be used for private meetings, seminars and parties. Hotel has its own private secured parking for about 15 cars. It also has a potential of expanding and adding more rooms on second floor of second building which could add 25% to overall capacity.

It has a friendly staff of 12 and operations 24 hours. Total of 20 tastefully appointed rooms, all in traditional Mexican style but each one different with its own spirit and feeling. Each room has its own air-conditioning system, phone, satellite TV, uniquely decorated bathrooms, orthopedic matrices and in front of each room there are little seating patios or balconies decorated by, fountains, tropical plants and flowers. Every 4th guest in this hotel is a repeat customer. At present, even with room rates extremely under-priced for this kind of accommodation, the Hotel is operating profitable.

With little imagination, creativity and more aggressive marketing this Hotel can produce an enormous earning potential. Future owners will need to complete the new restaurant, add some touch-ups and make minor changes in pricing.

Total estimated expenses for all these changes and improvements are about USD 150K. This could create
conditions for much higher revenue and profit.
